Victor Matheson, a sports economist at the College of the Holy Cross in Massachusetts, noted that combining sports, retail, entertainment, and residential spaces is not a new concept. For instance, Gillette Stadium near Boston features Patriot Place, an outdoor shopping area surrounding the stadium. Additionally, in 2019, developers launched Chase Center in San Francisco, a $1.4 billion development that includes an 18,000-seat arena, office buildings, restaurants, retail areas, and public plazas.

Charles Cristella, senior vice president of leasing at JLL in Trenton, mentioned that historically, stadiums often included malls nearby. Now, the trend is shifting, with projects like American Dream reversing that model.

Schwartz, a spokesperson for American Dream, reported that the Copa America watch parties and USA Curling championships attracted thousands of attendees. The spokesperson for USA Curling added that hosting the February tournament at American Dream allowed many spectators to experience competitive curling for the first time.
